Anyone driving up Gordon Drive this spring can’t help but notice the changing landscape on the Upper Mission slopes. Among the budding trees, new homes are rising along the ridge of Phase 3 at The Ponds. The architecture is fresh with the promise of a unique neighbourhood that continues to evolve with the changing times.
The Ponds is a large community that will grow through phases over several years. Yet, each phase is carefully planned and thoughtfully executed to satisfy the market it serves. With the recent release of Phase 3, developers of The Ponds have taken the opportunity to try something different. “Phase 3 is a smaller neighbourhood with 33 home sites, some of which are prominently located above Gordon Drive”, explains Crystal Lloyd, Development Manager at The Ponds. “So, we thought it would be a great opportunity to showcase some innovative home plans. We hand-picked three builders and set them to work creating an array of custom designs specific to these lots. That way, buyers can choose a plan, make it their own with a few personal changes and start building without stressing over the unknowns that often occur in custom home timelines and budgets.”
Phase 3 will feature homes designed and built by three renowned builders; Meadow Ridge Homes, Impact Builders, and Frame Custom Homes.
Award-winning Meadow Ridge Homes is known to take personal pride in all aspects of the construction process and the cooperative effort between their skilled custom home building team and homeowners. With an emphasis on creative design, attention to detail and meeting timelines within budget, Meadow Ridge Homes offers a variety of home plans in Phase 3 of The Ponds. Walkout home sizes range from 1600 to 3695 ft2 of living space with lot package prices from $499,000 to $785,000.
A family-owned residential builder, Impact Builders is recognized for creating unique, high quality homes with an unwavering commitment to client satisfaction. Since 1997, The Jones brothers of Impact Builders have designed and constructed a variety of custom homes, from rustic chalets to luxurious multi-million dollar estates. In Phase 3 of The Ponds, Impact Builders offers walkout plans ranging in size from 1800 to 3800 ft2 of living space. Home and lot packages are available from $499,000 to $750,000.
Frame Custom Homes is a Tommie Award winning Kelowna-based homebuilder focused on functional design with exceptional finishing detail. Each Frame home is built to be lived in for generations, providing comfort and energy efficiency with a focus on indoor/outdoor living for the optimum Okanagan lifestyle. At The Ponds, their well-appointed, expertly finished Phase 3 homes feature 2300 to 3500 ft2 of living space priced from $550,000 to $750,000, including lot.
With the promise of more display homes to come in Phase 3, today visitors to The Ponds are invited to walk through Meadow Ridge’s award winning show home which you will find at 1294 Steele Road. With 50% of the home sites sold, each builder now has several residences underway, setting the architectural tone for Phase 3. There’s a dramatic departure from the traditional toward mid-century West Coast design with low profile or angled flat roof lines, deep overhangs and an abundance of glass. A combination of influences including Prairie, International and Usonian styles makes for contemporary home design reminiscent of famous architects such as Frank Lloyd Wright.
“We asked our clients what they wanted, and we’re delivering,”
adds Crystal Lloyd. “Homeowners are looking for open, bright living spaces framed with clean lines and natural materials for simple design that compliments our mountain meadow surroundings. And for some, predesigned home packages were needed to lessen the anxiety and guesswork that often comes with the custom building experience.”
Phase 3 buyers can also opt to purchase a Phase 3 home site and work with one of these builders to create their own home plan. Lots are mid-sized and can accommodate ranchers or two-storey walk-out designs. Prices of lots range from $145,000 to $220,000 for those with unobstructed lake views.
As construction progresses, Phase 3 at The Ponds is sure to be sought after for its progressive architecture, mountain ridge views over the city and lake, proximity to both playgrounds and the future middle school. It will become home to variety of residents, from empty-nesters to young families, who enjoy a low-traffic, well-landscaped streetscape of spectacular leading-edge homes.
